“A great Property Manager is key for a successful real estate portfolio”.

What is Property Management & Do I Need It?

10 Reasons you need Property Management.

1.     UAE law and RERA Legislation requires you to register all tenancy contracts with Ejari. We can do this for you using our inhouse system which only registered property management licensed businesses have access to.

2.     Your tenant calls you in the middle of the night because the AC has stopped working. Will you deal with it, or would you prefer us to handle it?

3.     Your tenant decides to leave in the middle of the contract, how will you handle that?

4.     It is coming to the end of the tenancy contract, who will negotiate the new rental amount and make sure it is the best possible price?

5.     When your tenant leaves the apartment, who will go and check the condition and collect the keys?

6.     Who will do your digital inventory check-in inspection and check it against the move out report?

7.     What happens when your tenant’s cheque bounces? Are you equipped to resolve the issue?

8.     Who will give back the security deposit? Are you paying for the defects caused during the tenancy?

9.     The property is vacant, are you going to start dealing with multiple agents to find a suitable tenant or will you have one point of contact to do everything?

10.  Are you being kept up to date with market conditions form a non-bias perspective?

If you are reading these words then I presume you are one of two people. You are a landlord in Dubai already or you are researching owning a property in Dubai.

Whichever one you are, I am here for you.

Landlords do not need a property manager to operate in the city, however, many prefer it. You need a lot of time on your hands to navigate the rental market here. Keeping up to date with rules and regulations, dealing with tenants, dealing with maintenance issues, managing finances and in some cases dealing with legal disputes. These tasks can be difficult to navigate even if you have a good property with a good tenant, but, imagine you had a problematic tenant or building issues outside of your control.
